Work stages in respect of extensions /alteration and conversion for Planning & Building Control applications.

Undertake a measured survey of the building and plot. n and then produce “as built” layout and elevation drawings.

Develop the design brief with client and reviewing the design feasibility of the proposal following the measured survey. Advise on the technical feasibility of the works proposed/advise on the need for any third party design support (i.e structural engineers) advise on the likely timescale for the planning and building control process to be completed.

Provisionally review the proposals with the Local Authority Planning Department for their informal views and/or make a pre application submission (some local authorities charge for this).

Prepare a number of design options based on the agreed proposal. Centred on good design principles/cost effective design for discussion and then work through those design options with you, until a design is agreed and signed off.

D.J. Designs Limited will then prepare the design for submission for Planning Permission and submit the agreed design to the Local Planning Authority for Full Planning Permission Approval.

D.J. Designs Limited will then submit the planning application, monitor and manage the planning process. The client will be kept informed and be provided with copies of the communications sent and received and will receive the appropriate planning decision once obtained.

The plans once approved by the Planning Department are then progressed and developed in terms of technical design to meet Local Authority Building Control Department requirements for a “Full Plans” submission ahead of a Building Control application.

D.J. Designs Limited will then submit, monitor and manage the building control application (under Full Plans submission) process. The client will be kept informed and be provided with copies of the communications sent and received and will receive the appropriate Building Control decision once obtained.
